Builder Shuts Down: Homeowners Worried - Local builder and developer restructuring

It's never a good sign when you call your home builder and get a recording that the company's temporarily shutting down operations.

T.H. Properties did just that on Tuesday.

They're the Harleysville company with all the ads plastered on Pa. Turnpike stalls at the Mid-County tolls. They're one of the region's largest builders.

If you call their number, 1-800-CALLTHP, here's what you'll hear:

'T.H. Properties, a Harleysville, Pennsylvania-based developer and home builder, as of April 21, 2009, has temporarily suspended its operations and is actively exploring options to restructure its ongoing business operations.

Like other home builders across the country, the recession and the collapse of the housing market have had a negative impact on the company's operations. The company remains committed to an orderly restructuring of its obligations in order to continue its construction and development efforts throughout the region.

TH Properties would like to thank its loyal vendors, valued employees, existing and prospective homeowners and the communities with which it has been operating during this difficult period.'

The company's Web site doesn't give any hint of money struggles but police in Lower Salford Township say they got a heads up from THP on Monday that the company was shutting down. A THP manager called and alerted police that they were about to meet with employees. Someone called back later in the day to let police know everything went great.

Sean and Sarina Simpson just closed on their house yesterday. He didn't know it at the time, but Sean now thinks they were inside the THP office right when workers were getting the news 'and no one had the decency to tell us anything,' he said. Sean and his wife are both real estate agents.

Sarina's father, a real estate broker, had some reservations from things he'd been hearing, according to Sean. So during the settlement, Sarina even asked, 'What happens if THP isn't here tomorrow?'

Sean says the woman from the title company talked about different warranties they would have and they felt reassured enough to sign the papers. Now he's worried because the home isn't finished and Sean is afraid that if vendors don't get paid by THP, they could put a lien on his new home.

T.H. Properties is run by two brothers Tim and Todd Hendricks, according to their Web site,

So far THP has not answered emails or phone calls from NBCPhiladelphia or NBC10 on what consumers should do if they have properties or any business dealings with the company. We'll post information for you as we get it.

THP GOES BELLY UP!

I spoke to the secretary at Lower Macungie Township this morning. They were extreemly helpful.

This is what we know thus far:
Lower Macungie Township is fulling aware that the builder has stopped building. They have passed the information on to the legal team for the Township on how to best address the situation.

The Township has bonds in place from the builder for exactly this situation. Street Lights were never a part of the master plan (although they are pre-wired), currently there is a petition in place to get street lights which if you have not signed please contact me and I'll get you on it. (we are well on our way with street lights).

The secretary from the township stated that everything will be finished here, we just need to allow them to follow the process they have in place. To voice your concerns, feel free to attend the supervisors meeting.

Their meetings are:
1st Thursday of the Month at 7:00 pm
3rd Thursday of the Month at 7:00 pm

Some how, I think these folks will be looking out for our best interest. Let's work with them and get this place finished. Obviously living here, I think we will have an amazing community, let's just get it finished up.

As for THP... they drained every ounce of money from bank loans, contractors, etc. This is not a big suprise they ended this way. They should have closed up shop months ago to restructure. As a real estate agent, I've personally listed/sold some homes they gave to contractors to pay their debts. I know they gave the one guy some jeeps/hummers, etc... as well. This was a long painful death... Looking forward to moving on...

Reichley Schedules Informational Meeting on May 14 to Inform Residents about THP

A local home builder, TH Properties (THP), has stopped work on several local developments, according to recent news reports. In response to this concern, Rep. Doug Reichley (R-Berks/Lehigh) has scheduled a public meeting at 7 p.m. on Thursday, May 14, at the Upper Macungie Township Administration Building on 8330 Schantz Road in Breinigsville.

“This home building company is apparently facing financial difficulties as a result of the housing bust, and has suspended operations,” said Reichley. “The company has several developments under construction and residents of those communities are understandably concerned about what will happen next if THP cannot finish projects that have been started.”

Reichley is calling the meeting to help ease the concerns of residents, who will be able to meet with township officials from Lower Macungie Township and Upper Macungie Township on May 14.

“A local bankruptcy attorney will also be on hand, and he can assist with general questions about financial issues that might be facing the company and how they affect residents of the community,” said Reichley. “Planning officials will explain to residents the latest on the situation, and answer questions about what happens next with repairs, undeveloped properties and unfinished homes, and when planned roads will be completed.”
