Advice to Help Your Home Sell Quickly
Make a favorable first impression. Make your home look its best. There are things that can be done which give a house the “modeled” look. These homes sell quicker and usually for the highest price possible. Put unnecessary things away to make it look roomier.
Give the impression of a well cared-for home. Make the property look neat from the street, up the sidewalk and the front porch. Trim the shrubs, prune the trees, and paint the front door. Keep it clean throughout the house, closets and even the attic and garage, as though expecting a prospective buyer to show up at any time.
Remember the competition. You are competing with the foreclosure of other homes on the market.
Consider having a garage sale. Be sure to get a receipt. The donation is tax deductible.
Turn on all the lights inside the house to give it an inviting feeling. Turn on some soft music. Wash the windows and open the shades and drapes when the agent comes to let all the sunlight in. If it’s night, turn on all the outdoor lights.
Get a pre-contract professional inspection to find out early if anything needs to be fixed. Caulk bathtubs, showers and sinks.
Get your pets out of the way.
Don’t volunteer information to prospective buyers. If they ask you something, answer it truthfully.
Please be cooperative with agents whenever they want to show the house. Even if it is inconvenient for you, this could be your only opportunity. If you place certain restrictions on the showing of the house, the agent may think it’s not worth the time.
Consider getting a lock box to open the availability of showing the house.
Don’t wait to see if your house will sell before using your tips. Don’t just do the easy ones or the bare minimum either. Remember, the sacrifice is worth it!
